Dogwood Trace in Jasper Georgia is one of several newer subdivisions offering new homes in the $300,000+ price range. Conveniently located in South Pickens County GA, just off Highway 108 (Waleska Hwy) and just a short distance to Hwy 515, Dogwood Trace provides ready access to Jasper, as well as Canton and Waleska in Cherokee County, in a pleasant wooded setting of acre-plus lots.
- All homes for sale in Dogwood Trace were built in 2007 or later (Integrity Home Builders);
- Slow home sales in 2007-2008 have led to builder bankruptcy and foreclosure, with several homes being disposed of accordingly or being held as bank owned (reo) foreclosures;
- At this time the few homes that have been constructed are based on one of six basic floorplans, which follow the style popular for this price range of home -- heavily gabled traditional or slight Cape Cod influence, built on a basement;
- Most houses for sale in Dogwood Trace combine concrete siding in muted colors with stone or brick accents on the exterior, with interiors that include an upgraded trim package, granite countertops, hardwood floors in living areas, tile in bathrooms, and wall-to-wall carpet in the bedrooms;
- Two-car garages, laundry room, deck(s) and/or screened porch, and one or more fireplaces, are pretty much standard on all homes;
- Lot sizes are all one-acre plus in a wooded setting that includes old growth trees and some mountain views, with a few creek lots available. Sodded, level to gently sloped front yards. (Most of the remianing lots were also foreclosed on and, as of May 2009, were bank owned);
- Public water, septic tanks, and standard (underground) utilities -- hi-speed Internet access, phone, cable, electric, etc.;
- Dogwood Trace has protective covenants, with annual association dues currently set at $150 per year. Community amenities include sidewalks and streetlights, but no swim, tennis, or other recreational facilities. How the foreclosure situation has affected this is unknown at this time;
- Currently there are 43 platted lots in Dogwood Trace slated for development, with only a handful developed and/or sold (see above note). Lots are contained on three streets with cul-de-sacs, eliminating through traffic;
- Pickens County schools serving the Dogwood Trace neighborhood are Harmony Elementary School, Pickens Middle School and Pickens High School.
